What's included at every level
No per-offer fees. No credits to buy. No usage caps. The subscription covers unlimited offers on behalf of as many clients as you represent.
For seller-side agents
Sohomey assigns accepted offers to licensed agents who deliver them and, where the homeowner chooses, represent that homeowner on the sale.
There is no cost to participate. If a transaction closes and you earn a commission, you pay Sohomey a referral fee of 20% of your seller-side commission — roughly 0.5% of the sale price on a standard 2.5% commission. Nothing is owed unless a deal actually closes.
The rate is fixed when you accept an assignment and never changes for that assignment.

What happens after 90 days?
Your subscription starts at $50/month and your card is charged for the first time. We email you 14 days beforehand as a reminder. Cancel any time before then and you're never charged.
Why do you need my card if it's free?
So your access continues without interruption when the free period ends. You're charged $0.00 today, and nothing else for 90 days.
Is there a limit on how many offers I can place?
No. The $50 subscription covers unlimited offers for all of your clients.
Do you charge a commission on my deals?
Not on the buyer side. Your subscription is a flat monthly fee and never varies with your transactions. Seller-side agents who accept a referral assignment from us pay a referral fee only when a deal closes.
What areas do you cover?
Property data covers California statewide. In-person offer delivery currently operates in the Los Angeles area, and we're expanding.
Can my clients place offers themselves?
No. Clients you invite can browse and save properties, but only you can prepare and submit an offer. Your relationship with your client stays yours.
Can I cancel anytime?
Yes — online, from your billing settings, in a couple of clicks. Cancellation takes effect at the end of your current billing period.
How current is the listing data?
Listing status updates reach the platform within 24–48 hours of the MLS.
