Pricing and Payment Terms
Last updated: August 21, 2026
These Pricing and Payment Terms apply to services offered by Sohomey through sohomey.com and are incorporated into our Website Terms of Use.
Overview
These Pricing and Payment Terms apply to services offered by Sohomey Inc, a California corporation (“Sohomey,” “we,” “us,” or “our”), through sohomey.com (the “Site”). These terms are part of, and incorporated into, our Website Terms of Use.
1. Pricing
| Plan | Who it's for | Price | Billing |
|---|---|---|---|
| Free account | Buyers and agent-invited clients | $0 | — |
| Agent Subscription | Licensed real estate agents placing offers on behalf of their clients | $50.00 / month | Monthly, in advance, auto-renewing |
The Agent Subscription includes access to paid platform features, including the ability to place unlimited offers on off-market properties on behalf of your clients. Feature availability is described on the Site and may evolve over time.
All prices are in U.S. dollars. Prices are exclusive of any applicable sales or similar taxes, which will be added where required by law.
Separate from the Agent Subscription, licensed agents who accept seller-side referral assignments from Sohomey pay a referral fee on closed transactions. That fee is not part of the Agent Subscription, is not charged to any buyer or property owner, and is governed by our Seller-Side Agent Referral Terms. See Section 9 below.
2. Launch Offer — 90 Days Free
As a launch offer, agents who register receive 90 days of free access to paid platform features, including unlimited offer submission. Your 90 days begin on the date you register and are confirmed to you by email.
A valid payment method is required to register. You are charged $0.00 at signup. Your card is stored securely with our payment processor and is not charged during your free period.
Unless you cancel first, your subscription begins automatically at the end of your 90 days, and your payment method will be charged $50.00 plus applicable taxes on that date and monthly thereafter.
- Advance notice. We will email you at least fourteen (14) days before your free period ends to remind you that billing is about to begin, state the amount, and explain how to cancel. We will send a further reminder shortly before the charge.
- Cancel at any time. You may cancel at any point during your free period at no charge, online through your account billing settings. If you cancel before it ends, you are never charged.
- One per agent. The launch offer is available once per agent and once per brokerage account. It cannot be combined with a promotional code.
This is a launch offer and may be changed, shortened, or withdrawn for future registrations at any time. Any change applies only to registrations occurring after the change takes effect. It never shortens a free period already underway or already communicated to you.
3. Automatic Renewal — Key Terms
By registering, you authorize Sohomey (through our payment processor) to charge your payment method $50.00 plus applicable taxes each month on your renewal date until you cancel, beginning when your free access ends. There is no minimum commitment; the subscription is month to month.
- Renewal date: the same calendar day each month as your first paid charge. For agents converting from the launch offer, this is the day your 90-day free period ended.
- Cancellation: available at any time, online, and effective at the end of the current billing period. See our Refund and Cancellation Policy for cancellation methods.
- Confirmation: after subscribing you will receive an email stating the price, billing frequency, renewal terms, and how to cancel.
4. Promotional Codes
Promotional codes, where offered, apply to your first paid month only and are single-use. They cannot be combined or transferred, have no cash value, and do not apply to renewals or to referral fees. Renewals bill at the full subscription price.
5. Payment Processing
Subscription payments are processed by Stripe, Inc. (“Stripe”). Sohomey does not store your full card number or bank credentials on its own systems. Your provision of payment information is also subject to Stripe’s terms and privacy policy. Accepted payment methods are displayed at checkout.
You represent that you are authorized to use the payment method you provide and authorize us to charge it for all subscription fees and applicable taxes you incur.
Referral fees under Section 9 are invoiced separately and are not charged to your subscription payment method unless you expressly authorize that.
6. Failed Payments
If a renewal charge fails, we (via Stripe) may retry the charge over the following days and will notify you by email. If payment is not successfully collected within 7 days of the renewal date, we may suspend or downgrade your access to paid features until payment is completed. You remain responsible for amounts owed for billing periods in which paid access was active.
7. Price Changes
We may change subscription pricing on 30 days’ advance email notice. New pricing applies from your first renewal after the notice period ends. Continued use of the subscription after that renewal constitutes acceptance of the new price. If you do not accept a price change, cancel before it takes effect.
Changes to referral fee rates are governed by the Seller-Side Agent Referral Terms and apply only to assignments accepted after the change takes effect.
8. Taxes
You are responsible for any applicable sales, use, or similar taxes arising from your subscription, other than taxes on Sohomey’s income. Where we are required to collect taxes, they will be itemized at checkout or on your receipt.
9. Referral Fees Payable by Seller-Side Agents
Sohomey may assign an offer to a licensed real estate agent for delivery to a property owner. Where that owner engages the agent to represent them on the seller side of a sale of that property, and the sale closes and records and a seller-side commission is actually received, the agent owes Sohomey a referral fee. The fee is owed whether or not the property is sold to the buyer whose offer was delivered.
The current standard referral fee is 20% of the seller-side commission actually received on the closed transaction. On a customary 2.5% seller-side commission, that is 0.5% of the sale price.
- The referral fee is owed by the agent, not by the buyer, the property owner, or any subscriber in their buyer-side capacity.
- It is payable only where a transaction actually closes. If no transaction closes, no referral fee is owed.
- It is invoiced by Sohomey after closing. It does not appear on any purchase agreement or settlement statement, and Sohomey is not a party to the purchase agreement and is not a party to escrow.
- The applicable rate is fixed at the time the agent accepts the assignment and does not change for that assignment.
Full terms, including eligibility, invoicing, payment timing, and disclosure obligations, are set out in our Seller-Side Agent Referral Terms, which an agent must accept before receiving their first assignment.
10. Chargebacks
If you believe a subscription charge is incorrect, please contact support@sohomey.com before initiating a dispute with your card issuer — most billing issues can be resolved within a few business days. We reserve the right to suspend accounts with pending chargebacks on subscription fees that were validly incurred, pending resolution.
11. Subscription Fees Are Not Contingent on Transaction Outcomes
Subscription fees are charged for platform access only. Subscription fees are not contingent upon, and do not vary with, any real estate transaction, and are not refundable based on whether any offer is viewed, answered, or accepted.
Referral fees under Section 9 are contingent on a transaction closing, are payable only by agents who have accepted a seller-side assignment, and are governed by a separate agreement. Sohomey does not receive compensation from any buyer or property owner. See our Offer Disclaimer.
